Feb. 2007 My fiancé Leilani and I began home searching in St. Petersburg a year before we were getting married. A mutual friend referred Randy Clunn as a reliable real estate agent, and shortly thereafter we met with Randy for an initial consultation. Randy explained the home buying process, the local market conditions, and set us up on an email homebuyers criteria for properties in our price range. From the beginning my fiancé and I felt comfortable with Keller Williams Realty, and we were excited to get new listings being emailed to us and previewing potential first homes. The listings that were interesting we emailed back to Randy and asked him to set up showings. On Saturdays Randy would take us to the potential homes, and we noticed pros and cons with every home. Randy consulted Leilani and I on the location, price, terms and deferred maintenance on every property we were considering, and that made the selection process much easier on the home we made an offer. A few days later after a few negotiations we had purchased our first home. Finally, closing was in 30 days, and we still had our due diligence to do so we could move forward with the purchase. Randy helped us every step of the way during the next few weeks with a few obstacles on the path that Randy was able to successfully guide us through on the way to our first home. Both Leilani and I would use Keller Williams Realty and Randy again. With the house purchase behind us we can now just focus on the upcoming wedding. Thanks Again,

After my husband passed away in the summer of 2007 I was forced to sell our vacation condo in St. Petersburg. The condo was only a 1 bedroom 1 bath 600 sq/ft a few miles from the beach, and it was definitley not a good time to be a seller. My husband had an adjustable rate mortgage on the condo, and the mortage was going up 30% more in November. I listed the condo with Randy, and he helped save me from a foreclosure. At settlement I ended up making a little money, which in this bad market was surprising. Living with my parents for a few years & saving money to my buy my first home I was eager to begin the search. A good friend of mine suggested I call Randy since he had helped other people buy homes in the Clearwater area. Randy met me at a local restaurant, and right off the bat started informing on the process of getting into a good home. After the meeting I felt very comfortable with Randy, and his knowledge and expertise would soon lead me to my first home. The next weekend Randy showed me a few different properties, and I was figuring out what I needed in a home, and what I did not need. Some homes needed to much work or other homes were just not in my price range. Over the next few months Randy would send me the properties as soon as they went on the market, and finally the home of my dreams went up for sale. I called Randy and told him I wanted to see it the next day, and we viewed the home and it was every-thing I wanted! In fact I was so excited that my father looked at the home with me again that night. After talking with my family I decided to make an offer the next day. I met Randy at his office, and he went over every detail of purchasing the home. I was on pins and needles I wanted the home so bad, and within a few days Randy called me to tell me the sellers accepted my offer. From there was still plenty of work to do moving forward to purchase the home including inspections and working on my financing. Randy was there every step of the way, and it was not easy with some turbulence that Randy was able to help me fly pass. Looking back I wouldn't want to do it again any time soon. My husband and I were referred to Randy Clunn in March of 2007 through the reputation of the local Keller Williams in my area. We had an investment home listed for sale over two years with another brokerage, and did not receive good advice during that time. We felt like we missed the boat since the real estate market was getting worse by the day. Randy met me at the property, and was completely prepared with all the information on the local market. He looked at the home and consulted us on possible red flags that could arise on financing and insurance issues, and prepared us for another journey with another real estate agent. At first we were skeptical because of the prior experiences we've had in the past, but sure enough Randy met all the expectations he committed to and the home was on the market once again. Over the next few months Randy kept us updated on our listing, and we understood that the home would be a very niche buyer. Finally, Randy called and said an agent he had been talking with for a few weeks had buyers ready to make an offer. It had to be an all cash deal and As-Is, and sure enough the contract was and my husband and I signed the contract. However, this was not the first contract we signed on the investment property during the past few years, so we knew that there would be hurdles on getting to closing. Randy worked with us every step of the way, and to my amazement we SOLD the property. The weight lifted off my husband and I is beyond words, and the best decision we ever made was calling Keller Williams Realty and getting Randy as our agent. Having just moved to Tampa from St. Louis I was unfamiliar with the local landscape. I am employed as a professional musician, and needed a bigger home that had a central location, and where I could play piano. A friend that I met in Tampa recommended that I call Randy Clunn a local real estate expert. He met me at a local area restaurant, and went over the home buying process. I was comfortable with Randy from the beginning, and we narrowed down everything I was looking for in a home. The home had to be newer construction with 4 bedrooms and a pool. We viewed several properties in different areas, and Randy would explain each area and breakdown the pros and cons of the properties we were viewing. After a few weeks of looking at homes Randy took me to the "one". The home I purchased met all my needs, and low energy-double pane windows & doors with no neighbors behind the house was a bonus. Finding out that I was going to get divorced with two kids left me with more on my plate then I knew what to do with. My biggest hurdle was selling the home that my wife and I had lived in for the past few years. I had heard that Randy had won the 2007 Best of the Bay Realtor, and decided to call him and see what the next step was in selling my house.
From the beginning Randy was straight with me, and confident that he could sell my home even in the tough market. He did everything necessary to build the trust and confidence that I needed in a realtor. The hard part was convincing my father, but Randy was very patient and answered all his questions. After leaving the listing meeting, Randy had our place listed on the MLS right away. The sign and lockbox were up instantly, so I knew I had made a good decision calling Randy.
Over the next few months a few potential buyers viewed the house, and Randy gave me updates on each one until we finally got an offer. We showed up at the title company within 3 weeks of the initial listing for the closing, and I am glad that Randy dealt with all the behind the scenes work so seamlessly while we packed up the house. During those 3 weeks Randy even helped me find a rental home to move into for the next year.
Calling Randy was definitely the reason why my house sold. I am glad that I trusted him as he helped me move on to a new chapter in my life.

We called Randy in the beginning of Oct. 2007, knowing that when the New Year rolled around we would be ready to purchase our 1st home as a newlyweds. Katie and I were both new to Tampa, so we put a lot of trust into Randy as a realtor. The first step for us was getting pre-qualified so we could know what we could afford, and we found a loan program we were comfortable with. By the beginning of December we met Randy at his office, where he gave us a lot of information on the local real estate market and set up a property search for us, so my wife and I would be emailed info sheets and pictures of available homes that fit our criteria.
Over the next few weeks as we were receiving his emails and understanding the local market better, Randy would take us out every other Saturday so we could view the homes we were most interested in. One home was close to everything, and had been on the market for a little while, so we thought that this one might be the one for us.
After seeing it twice, we made an offer! Randy helped us make an informed decision by putting together a recent comparable sales and active listing report, school district (Plant High School) and flood zone information (non-flood zone) in that area, as well as information about the complex and unit we liked. Armed with this information, we were completely comfortable and knew that was the right thing to do, and after several back and forth negotiations we finally had the place we wanted! The sellers even assisted us with getting into the property! At the end of the day, my wife and I spent $27 dollars out of pocket for our 1st place together.
